      The four stars are for Nick Keshishi. He is a guy who really cares he should be having his own practice. that guy is good I do like Dennis Block I've spoken to him personally before. Dennis is pretty straightforward to the point. He's got a lot going on. I get it. I also dealt with a girl named Taylor very unhappy, very unprofessional on how she works. I would never work with Taylor again. If you do get her for your attorney, you might want to consider switching up. Taylor deserves zero stars. She did not reply to me. She never got back to me, she told me she would within 24 hours just flaky just collecting a paycheck while I'm being extorted for money from a nasty tenant who doesn't want to pay rent. While you're locked in the system and there's so many people it's like a big bottle that's full and you have to slowly go out the neck. Anyways, thank the Lord for me having Nick on the next court date. I was praying for him, the whole time to have discernment and wisdom, and do the right thing for us. He did he really cared and you can feel it. He helped solve the matter the best that we can in this corrupt court system.

      So if you're thinking of hiring Dennisblock firm, I would see if you can request Nick that guy is a superstar. Because what really matters is the results in closing the case as soon as you can the best you can and that guy really cared to do a great job, so that is why my review is as high as the five star I had to take away one because of that girl.

      And if your battling a nasty tenant like I did, just remember the tenants attorney all they want is money, so it's always best to probably offer them some money and less time so you can get them a heck out, and fix up your place and re-run it to hopefully somebody that's college educated and decent, and not willing to be a scumbag and not pay rent...


      I would hire the Dennisblock firm again, of course with you know who. Hopefully I don't have to, though in the future.

      THE WORST LAW FIRM I have ever worked with. A 1 start is too much. They are beyond unprofessional and have the worst communication and once they get your money you can pretty much forget about getting a call back. Their own staff don't know what they are doing. The lawyer was assigned to my case the day before and knew nothing of my case. He admitted this is the standard at this business. It is a complete rip off and I will NEVER use them again. DO NOT WORK WITH THIS HORRIBLE FIRM!

      I am not only going to report them but also now trying to figure out how to get my money back. They are absolute crooks in my opinion

      On April 12, 2021 (name withheld) physically delivered a letter letting me know that my house was now owned by their corporation (name withheld), Prior to that, (name withheld) had acted as rental manager for her father's corporation, (name withheld). So (name withheld) was my landlady for most of the 31 years that I rented the single family house in Altadena. In those 31 years I never once failed to pay my rent on time.

      Almost every time I asked for a repair (name withheld) raised my rent. One year I told her that only 1 of the 6 heaters in the 4 bedroom house worked & she told me that one heater was all we needed. Another time, the toilet got replaced & the workers damaged the surrounding floor tiles. They were not able to find matching tiles & left it looking ridiculous. So the next day I went out & purchased enough floor tile for the entire bathroom and replaced the floor myself.

      A month & a half after hand delivering their new ownership letter, on Memorial Day weekend 2021, (name withheld) sent someone from the bank to inspect the house & began the repairs required by the bank inspector. Once the loan was approved, all work that had not yet been completed, abruptly stopped.

      Despite the bank "fixes," whenever it rained, the roof in the kitchen and living room leaked through the light socket and the power would go out in the kitchen, laundry room and outdoor lights. The electricity in the bathroom was also a problem because every time someone was in the bathtub or cleaning the sink, we would get a shock.

      Two months later, on July 28, 2021, during the Covid-19 pandemic, I received a notice that my rent was being increased & that my deposit amount was also being increased by the difference between what I paid when I moved in, in 1992, to equal my new rental amount.

      July 29, 2022, we received another rent raise. Let's not forget that the Covid-19 tenant protections were not to expire until March 31, 2023. This time I asked for those badly needed repairs. I received a call from (name withheld) on September 19, 2022, telling me that they would take care of the repairs and also to give me forewarning that I would be receiving an official notice to vacate sometime after the first of the year, claiming that they wanted to give the house to their daughter. In order to move in a family member - the family member must be of the same age & income bracket as the tenants that they are replacing. We are low-income seniors & the daughter is a real estate agent in her 20's.

      We received our official notice to vacate on February 4, 2023. Our date to be out by was April 30, 2023. The notice claimed that they were withdrawing the residential real property from the rental market, also known as the Ellis Act. The Ellis Act is one of the most misused and abused protections by landlords to circumvent tenant protections. (name withheld) did not offer any relocation assistance, which is a requirement for no-fault evictions. There is even a relocation amount chart published by the LA County Department of Consumer & Business Affairs (DCBA).

      On February 23, I sent a response to the notice to vacate, asking for a one year extension, based on our ages, and relocation assistance. I received a phone call from (name withheld) on March 1, telling me that to grant us an extension would set them behind in terms of their plans and asked what the dollar amount would be for us to be out by April 30, offering a "Cash-for-Keys" agreement. I sent a written response and never heard from (name withheld) again. (name withheld) also neglected to file any of the required documentation associated with the Ellis Act with the DCBA.

      As April 30 approached, we had not yet found a place to move to, so I mailed our May 2023 rent check well before the due date. On May 4, 2023, the May rent check cleared my bank account and a process server knocked on my door. Instead of the notice to "Get Out Immediately!" that I was expecting - (name withheld), had withdrawn their previous notice to vacate and were now raising the rent by 136%, beginning on September 1, 2023.

      You might be wondering why I never reported any of those repairs. Several years ago, I had called (name withheld) at her father's corporation, but spoke with the person in charge of the corporation instead, (name withheld). She told me that if I called the office again she would have me out of my house so fast I wouldn't know what hit me. I then made it a point not to bother them unless it was absolutely unavoidable.

      We have now vacated the single family house in Altadena that we rented for over 3 decades & it will soon be time for someone else to move in. As of this writing - we have still not received any relocation assistance & (name withheld) has engaged the services of "famed" eviction attorney Dennis Block - who assures them that they have committed no violations & that they owe us absolutely nothing.

      Mr. Dennis Block is a superstar for property owners. For many years, I felt being a landlord and owner of housing providers was somehow evil group of individuals that the tenants has more rights than we do on our own property.

      My tenants repeatedly taking advantage of the pandemic situations for late and free rents and even threatening.

      He also has a youtube channel is a great learning tool for landlords as well as tenants of rights and responsibility.

      Highly reccommend his works and knowledge.

      Mr. Block knows what he is doing, He gets the job done, answers all my questions via email within 24 hours, and returns my phone calls within 1 or 2 hours.
      He evicted my nightmare tenant in 4 months.

      This lawyer is very dishonest. I paid my court fees yet the swore under penalty of perjury that I got assistance and paid nothing.

      Do not use them.

      They don't pick up.

      Fake prompts that lead you no where

      They take your money and no one speaks to you.

      Months wasted. The biggest scammers ever.

      After I paid retainer fee, I was never able to reach any human in that office any more. I have called many times to ask the charges on my invoice. No one responded. They charged me $1960 for a 3 days notice and a follow up notice. My tenant complied and they couldn't proceed evitction. I am very unhappy with this law firm!

      DO NOT USE THIS FIRM.
      If I could give 0 stars I would. They are unresponsive . THEY HANG UP ON CLIENTS. Give clients the incorrect information. Do not communicate effectively with their clients and leave them in the dark. Further, they charge you and arm and a leg and sweet talk you into signing their fee agreements and then become ineffective counsel.
      Our attorney does not even call us back. About to file a complaint with the CA bar.

      I watched a video by Dennis Block on YouTube today (3/24/24), and I was deeply disturbed by what I saw. Around 52 minutes in, a caller mentioned inheriting a property with a long-term (20 years) elderly, disabled tenant and inquired about raising rent. The advice given was to do a 'renovation eviction' as a solution - evict the tenant and then rent out the unit at market value. This advice left me shocked--it felt incredibly insensitive, focusing solely on profit over the well-being of a long-term elderly, disabled person. It's just my take, but this approach seems cold-hearted to me.
